Shipgate Management Company

The Shipgate Management Company (SMC) is responsible for the management of The Shipgate Development which consists of 17 residences. In addition to managing the repairs and maintenance of the buildings, garage and gardens, the SMC is responsible for ensuring adherence to the Deed Covenants and ad hoc rules and regulations, ensuring The Shipgate remains an enjoyable place to live and retains value financially. SMC Directors

One SMC Director is appointed from each property, even if the mortgage is a joint one with two names. All directors are of equal standing with all votes being equal.

If someone owns multiple properties then they receive extra corresponding votes at any SMC meeting.

Executive Officers

At the Annual General Meetings (AGM) Directors vote and appoint two Executive Officers from amongst themselves, the Chairman and Treasurer. Executive Officers volunteer to serve for 3 years, after which time they must be re-appointed, or somone else can be elected.

They act as a point of contact with the managing agent, who can also be contacted directly by all directors via their agent portal.

Managing Agent

The SMC has engaged the services of Estate Property Management as the managing agent of our development.

Amongst other services they provide the following:

Act as the company Secretary and Chairman
Maintain our Accounting records
Manage the invoicing and collection of fees (including overdue payments)
Inspect the exterior of the property to identify any maintenance issues
Arrange repairs within agreed spending limits
Arrange quotations for more major works
Review and arrange insurances
Arrange and manage contracts for utilities, cleaning etc.
Manage and arrange meetings and communications
Manage the SMC bank accounts
Deal with queries from tenents and prospective tenants
